What Actually Drives the Price

Our calculator gives you a solid range, but here's what we're evaluating at the free estimate that can move pricing up or down.

Square Footage
The single biggest variable. We measure on-site because blueprints are often wrong and many garages have alcoves, utility areas, or irregular shapes that affect prep time. Standard 2-car: 380–460 sq ft. Large tandem: 600+ sq ft.

Slab Condition
Clean, bare concrete with no prior coating is the fastest prep. Existing epoxy that needs grinding off, oil contamination requiring a stain-blocking primer, or active cracks requiring repair all add time and cost — typically $150–$400 total for moderate issues.

Moisture Level
Coastal garages — especially in Marina del Rey and Playa del Rey — often have higher moisture vapor emission from the slab. We test every slab before quoting. If elevated, a moisture-vapor-emission-rated (MVER) primer is required, adding $100–200 to the job.

Coating System
Solid color is the most affordable. Full-flake (our most popular) adds texture and coverage. Metallic epoxy requires more labor for the aesthetic swirl effect. Polyaspartic systems use faster-curing, premium materials that cost more per unit but last longer outdoors.

Ground-floor attached garages are the most efficient. Below-grade parking, elevator access, or HOA-managed buildings with restricted hours can add complexity. We factor this into the quote upfront — no surprise add-ons.

How accurate is this calculator?

Pretty accurate for a range — typically within 10–15% of the actual written quote. The calculator uses our real West LA project pricing data and accounts for coating type and square footage. It doesn't account for slab condition, access complexity, or current material costs, which is why we confirm everything at the free on-site estimate.

Is the on-site estimate really free?

Yes — no cost, no pressure, no obligation. We'll measure your garage, assess the slab, walk you through system options, and leave you with exact written pricing. The estimate takes 20–30 minutes. We offer same-week availability throughout West LA.

Why are West LA prices higher than national averages?

Labor costs in Los Angeles are higher than the national average. We use licensed, insured contractors — not day-labor crews — and we carry full workers' comp and general liability. Material costs, fuel surcharges, and the general cost of doing business in LA all factor in. You'll see national estimates of $3–5/sq ft online; West LA professional installs run $5–12/sq ft.

What's included in the price?

Everything needed for a complete professional installation: diamond grinding of the entire surface, HEPA dust containment, all coating materials, application labor, cleanup, and warranty documentation. We do not charge separately for the grind, primer, or topcoat — it's one price for the complete system.

Do you offer payment plans?

We accept all major credit cards, check, and Zelle. We do not currently offer in-house financing, but most projects can be split 50% deposit / 50% on completion if that helps with timing. Ask us at the estimate.

Can I get a quote without someone coming out?

We can give you a rough range over the phone or via text with just your garage size and zip code — call (323) 380-0344 and we'll take 5 minutes to walk through it. But for a real written quote, we need to see the slab. Photos help, but they don't show moisture, slab porosity, or hidden cracks that affect prep scope and final pricing.
