Cracked, spalled, painted, or covered in someone else's failed epoxy — we've seen it all and fixed it all. Serving Playa Vista, Westchester, El Segundo, Marina del Rey, and surrounding West LA neighborhoods.
The most common call we get. Failed DIY kits, big-box store coatings, and contractor work that skipped surface prep. We grind it all back to bare concrete, assess the slab, and apply a professional system that actually bonds. Starting at $395 for a 1-car garage.
Get Assessment →Surface cracks and minor structural cracks are addressed during our diamond grinding prep phase. We fill and stabilize cracks with epoxy filler before any coating is applied — no crack is left uncovered.
Get Assessment →Spalling (surface flaking) and pitting from road salts, freeze-thaw, or chemical damage can be leveled with skim-coat epoxy mortar before finishing. Most spalling cases in West LA are fully restorable.
Get Assessment →Old garage floor paint must be completely removed before any coating — paint acts as a bond breaker. We diamond grind through any paint layer to reach clean concrete. No exceptions.
Get Assessment →Active oil contamination in the concrete pores prevents epoxy adhesion. We use a combination of mechanical grinding and degreasing to neutralize contaminated areas before coating.
Get Assessment →Existing epoxy that's lost its shine and surface integrity but hasn't fully failed can sometimes be abraded and topcoated rather than stripped entirely — a faster, more affordable option we assess case-by-case.
Get Assessment →We inspect the existing floor, identify the failure mode (if there is one), measure the area, and determine whether repair, resurfacing, or full strip-and-recoat is required. You get a written quote on the spot. No guesswork.
We use industrial diamond grinders to remove all existing coatings, paint, and contamination back to clean concrete. Cracks are filled. Oil stains are treated. The slab is profiled for maximum adhesion. This is the step that failed the last time — we never rush it.
Once the slab is prepped, we apply a fresh, properly adhered coating system — your choice of metallic flake, solid color, or polyaspartic. The result: a floor that looks new, carries our lifetime warranty, and won't fail like the last one did.
Repair and re-coat jobs typically run $395–$1,200 for residential garages depending on the extent of damage and finish selected. A basic peel-and-recoat on a 1-car garage is often under $600. Full slab remediation with crack repair and a premium finish runs $800–$1,400 for a 2-car garage. We provide exact written quotes after inspection.
In West LA's climate, concrete slab replacement is rarely necessary for cosmetic or coating-adhesion issues. Surface damage, peeling, and most cracks are fully restorable with proper prep and recoating. The one exception is severe structural cracking from foundation movement — we'll tell you honestly if that's the case.
Almost always: inadequate surface prep. DIY kits and low-bid contractors frequently acid-etch instead of diamond grind — acid etching leaves microscopic contaminants and creates a weaker bond. Without mechanical grinding, coating failure is a matter of when, not if. Our process uses industrial diamond grinders every time, no exceptions.
Most resurfacing projects are completed in a single day. Heavily damaged floors with significant crack repair may require two visits: one for repair work and one for the final coating. We'll tell you at the estimate if that's the case.
We'll tell you exactly what your floor needs — and what it'll cost. No guesswork.
